Be aware that there
are many inspectors in the Dallas – Fort Worth market (and elsewhere in
Texas) who have let their Texas TREC Professional Inspector’s license go
to an “in-active” or even an “expired” status. Yet they have not made
such a condition known to you. Seldom do you ask or are even aware
that a home inspector in Texas is REQUIRED to have an “active” license
with current professional liability insurance in force.
Note also that TREC (Texas Real Estate Commission) can and will levy
heavy fines to such inspectors and they can also hold TREC-licensed Real
Estate Agents (Listing, Buyers and Brokers) responsible for being aware
that the inspector involved with a transaction is not properly
licensed/insured.
Many of these inspectors are offering and providing inspections under
these conditions at deeply discounted rates.
In the inspector’s profession such inspectors are known as
“drive-by” inspectors.
They certainly are not the true Professional Inspectors that constitute
the majority of inspectors. Without adequate questioning and
awareness of their scam ... you, as the home-buying client, will not have a
clue.
Consider the ethics and honesty of an “un-licensed” or a “drive-by”
inspector. If they can’t be
truthful about their licensing status and be willing to take all the
necessary time to do the adequate inspection of your property … How can
you believe anything in the report provided?
Shopping for the “discount” or “cheapest” inspector is not the approach
you should be taking for the in-depth, Professional Inspection that your
potential new home needs.
The true, Professional Inspector is well-educated and works very hard to
fully investigate the subject property to help provide any and all data
that is visibly detectable and to help provide you with that educational
and well-informed report.
There are many variable elements regarding a home inspection and the
Professional Inspector will address each as required or necessary.
Inspections are not an easy task and involve a great deal of
effort by a true professional to ensure that you are provided with a
good education of the condition of the property.
